Big Tree Holiday Flats - ACCESS STATEMENT


Big Tree Holiday Flats is a purpose built block of 5 flats (Flats 1-5), each with their own separate front door opening to the outside and 1 separate flat (Flat 1A) attached to the owners private house. This flat also has its own separate front door opening to the outside and patio doors leading from the bedroom to a small decked area outside. Flats 1, 1A, 2 & 3 face to the front and overlook the car park. Flats 4 & 5 are accessed via the garden and face to the rear

The flats are clearly signed at the bottom of our drive and our phone number is displayed. There is an incline up the drive to the main parking area, which is of tarmac construction and level. There are enough spaces for one vehicle per flat

On arrival in the car park, there is a level walk of no more than 5 metres from your vehicle to the main house entrance door marked 'reception'. Please ring the door bell here. We are happy to assist you with your luggage, if required.

From the car park there is ground floor access to flat 1A by stepping over the threshold of its entrance door. Access from the bedroom to the decked area outside by stepping over the patio doors threshold. This flat is accessible to people with limited mobility.

From the car park there is a right turn to pedestrian ramped access of stone construction with hand rail on the right, a left turn and a short straight path with hand rail on the right to the front door of Flat 1. To reach Flats 2 & 3, there is another left turn after the first one and then a straight path which leads to each of the front doors. Flats 1,2 and 3 are all adjacent to each other. Access is gained to each flat by stepping over the threshold of each entrance door. These flats are accessible to people with limited mobility

To reach Flats 4 & 5 there is a left turn at the top of the ramp, a short straight path and a right turn with hand rail on the right to 1 step of stone construction. There is then a left turn to a further 5 steps of stone construction with hand rail on the right, a short incline, a left turn and a straight path. There is then a left turn and another 8 steps each, of wooden construction, with hand rails on both sides to Flats 4 & 5 on the first floor of the block. These flats are adjacent to each other and access is gained by stepping over the threshold of each entrance door

For the benefit of those with allergies or respiratory conditions all flats are non smoking and pets are not permitted. All duvets and pillows are non feather. Bedding consists of 1 polycotton sheet, 4 pillows and pillow cases and 1 king size duvet and cover on double beds and 1 polycotton sheet, 2 pillows and pillow cases and 1 double duvet and cover on single beds. All mattresses are visco elastic non-allergenic memory foam covered with a waterproof mattress protector. There are blankets available in each flat. Extra blankets and pillows, a fan, and anti-slip shower mats can be provided. All curtains are lined

All flats have UPVC double glazing in windows and outside doors and short pile carpeting in the bedroom and lounge areas. There is vinyl flooring in all kitchens except Flat 1, where there are stone tiles. There is vinyl flooring in the shower/bathrooms of Flats 1a, 1, 4 & 5 and stone tiles in the shower rooms of Flats 2 & 3. All flats have a dining table and chairs, comfortable seating and a small side table. There is a smoke alarm, fire blanket and fire extinguisher in each flat. All TV's have Freeview and remote control. All kettles are cordless. A torch is provided in each flat. Electricity is supplied by £1 coin meter. Flats 1-5 are heated by oil filled electric radiators in the lounge and bedrooms. Flat 1a has central heating radiators 

The guest laundry facilities are a coin operated front loading washing machine and separate tumble dryer, which are located in a shed in the rear garden at the bottom of the steps to Flat 4

The rotary washing lines are in the middle of the lawn at the rear of the main house and are accessed by stepping on the lawn at the end of the incline before Flats 4 & 5, as described in paragraph 6

Dustbins are located outside of the entrances to the flats and labelled recycling boxes are located in the car park

The car park and pathways are lit at night

The proprietors live in Big Tree House and are on site most of the time. Their mobile phone numbers are provided in each flat in case of emergency

Paignton town centre, railway station and bus station are approximately half a mile away and are a level walk from the bottom of our drive. There is a taxi rank outside the railway station

There is a bus stop to the right of the flats for buses into Paignton town and bus station. A bus stop is across the road from the flats for buses in the Brixham direction

The shortest distance to Paignton main beach is approximately half a mile away and is a level walk from the bottom of our drive, apart from one slight incline. However, it can also be reached by a fully level walk and going over a level crossing, which takes a few minutes longer
